On the largest parcel on the Bonnet Shores of Narragansett, RI sat a charming home that was in need of an extensive addition renovation overhaul for its’ new homeowners. The existing home was not big enough to meet the needs of a family of five. Used as a vacation home, the small home did not want to have large spaces that would threaten its charming character or over develop the site. So JFF was set with the task of creating a comfortable scale for the new addition; a scale that would fit everyone in the family and include spaces full of detail and functional.  

This project was featured in the February issue of Builder / Architect magazine 2011!

Hilltop Beach House

Burlington Modern Renovation

Custom dining room addition to an existing 70's Deckhouse. The playful design was influenced by the Asian inspired unisonian style of Frank Lloyd Wright. The result was a creative "jewel box" that is reminiscent of a tree house structure within this deeply wooded lot.

Boutique Basement Studio

Our client sought to renovate their 1,200 square foot unfinished basement for the purpose of a Palates studio, entertainment space and home office. The conceptual design offered features such as a home office, a Palates studio, sauna and hot tub. All perfect amenities for the entire family to relax and kick up their shoes or move their feet. The majority of the space was split down the middle between lounge and studio. The studio features mirrored walls with over 400 square feet of home health equipment. To the far end of the work out area is the relaxation corner with a 4 person Jacuzzi and 2 person sauna with suggested featured accent wall. On the opposing side of the studio is the lounge area complete with fire place, wine cellar and a full bath. The open concept works well within a long, narrow space when combining several activities that are broken up into different nodes. The balance of the design includes a 210 square foot home office and access to the private back yard.

Canton Loft

This project provided the opportunity to work primarily within the context of a confined and set interior environment. In focusing on the view to the pond the design developed an open experience within a narrow space on multiple levels. Staggering views to a local Canton pond provided the inspiration for this loft style design.

Robson Residence

As with most split level clients, the renovation of the home can take on an entirely new style, with this project the JFF Design team was able to keep the existing home present in the addition but still elevate and renew the homes look.  This client wanted to add considerably to the existing home. The scope of design work included: a new two car garage, family room, study and master suite. Major changes to the existing home included, designing a new entryway into the home, new roof structure that would support a lofted interior space inside, and new back deck. The below interior photographs depict the open floor plan design, high ceilings and the vast number of windows that fill the space with light.

Grammer Residence

The Grammer Residence is a well executed example in the transformation of a raised ranch style, that are all to popular in New England neighborhoods. The JFF Design team approached the renovation and remodel with a one key goal in mind, to keep the home's massing in line with that of the surrounding neighborhood.  While most of the remodel took place on the second floor, small scaled and open spaces were designed to meet the needs and functions of this growing family and still create an overall massing of the home that has a subtle presence on the street. Changes to the façade included the two story celebrated entry, and new roof  with dormers.

Byrnes Residence

Our client wanted to expand the living space in this garrison colonial by creating a new family room and master bath extension at the second floor. The ceiling height in this originally traditional cape was too modest so we suggested a step down into the family room creating a grander entry. The master bath extended overhead creating the need for dormers. The scaled dormers provide light and space not only to the bathroom but extend into the family room exposed ceiling beyond. As a result of the smaller scale, the addition does not overpower the house. The transom windows provide added detail to the space and alignment to the existing windows.


Belmont Custom Home

This home is nestled within the quiet Belmont Hill neighborhood originally constructed in the early 1960′s and in need of dramatic updating. We determined the house was sited correctly to the lot but not necessarily to the street. We focused on developing the living spaces allowing for large family gatherings. This family of six each appreciates their own space within this major addition. The challenge on this type of sloping lot is to provide adequate space without overbuilding the structure. The series of sloping ceilings in the upper story provides dynamic spaces suitable for bedrooms and expressing creative windows that provide animation through natural light.

Laurel Ridge

An Adirondack inspired retreat in what we like to term "new regional vernacular" is nestled in the shadows of the Blue Ridge Mountains of North Carolina. Inspired by framed views and the natural hilltop setting this design seems to erupt out of the bedrock itself, while softening the lines with sloping shapes and natural materials. The interior spaces were developed using additive and subtractive methods that capture the maximum view and sunlight while scaling themselves to the more intimate settings of the spaces inside & out. The great-room, or the heart of the structure, is reminiscent of a cathedral with vaulted ceilings and exposed heavy timber framing that focuses toward a monumental prowed glass wall and clerestory. Currently under construction.

Berrett Residence

New England's winters became the inspiration for this 2016 garage addition. After one of the largest snow falls in the winter of 2014 the Berrett's reached out for a solution to keeping the vehicles protected from winter's grasp. The lot presented a few challenges in the width and the proximity of wetlands to the east. The addition of a rear garage proved better for both site access and maneuvering. The style of the addition was in keeping with the typical New England cape which was already present in the main house. The positioning of the garage allowed for a side entrance into a mud room  and direct access to the newly remodeled kitchen. The entire scope of the project included the addition of a garage, new family room space above and remodeling of the existing kitchen. The design for this two car garage and family space above was completed just in time for this following winter.

Canton Mountain Home

Nestled atop Canton Knoll, this 360 degree venue provides this skyline residence with endless views of the Blue Hills Reservation and the City of Boston. The home itself is a series of shifting planes that allowed the design to capture the tension between both the natural and the man-made landscapes. These sweeping views from north-easterly to south-easterly frame animated views that change with every season and are full of wildlife; creating pleasurable experiences for hours. The connection to the land is present within every space of the home. From the library’s tree fort essence to the projecting mountain view of the master suite.

Mincheva - Millan Residence

First time home buyers Nikoleta & Ramiro Mincheva - Millian found their diamond in the rough when they came across an aged rancher just a stones throw away from Dudley Pond in Wayland, MA. Originally built in 1954, the existing 3 bed, 1.5 bath, 1 car garage, was in good structural standing; however, Nikoleta & Ramiro felt that the interior of the home needed some work and turned to JFF Design to bring their 1,800 sf  vision into the 21st century. 
The design was kept clean and simple. The first task was to remove any existing walls that would hinder an open floor plan and easy means of circulation throughout the home. This resulted in the flexibility to reshape existing living areas, bedrooms, and baths. The final program consisted of a master suite, bedroom and bath, den, a second means of entry to a mudroom and laundry corridor.  The ease of circulation between kitchen, dining room, foyer and living room is seamless. Large expansive windows visually connect living to dining room while the exterior patio acts as an exterior room tying the two rectangular wings of the home together.  Lastly a 300 sf. addition to the back of the kitchen and garage enlarge the new kitchen and provided adequate and comfortable space for a guest quarters. Cathedral ceilings along with large fenestrations were used in the master suite, living room, dining room, and kitchen to flood the space with light and create a sense of airiness.

Quieto Beach House

The client purchased this beach house with the intention of it being a quick flip and rental property. The home itself is classified as an existing non-conforming structure which can prove to be complicated in the design process depending the design aspirations of the client. 
As the project developed, our client wished to create a beach house for himself and family. JFF Design worked through the various ideas and successfully obtained the many approvals required after creating this highly detailed beach home with wonderful ocean views.
The interior ground level provides an open and uninterrupted living room and dining space. The project is finally underway and hopes to be completed mid 2020 for the upcoming beach season!

Murphy Residence

Constructed in 1952 this split level home has remained true to its style of floor levels staggered around two short stairs. One stair leading down to a basement with garage access; while the other running upward to a bedroom level. Where the two stairs meet is the common living space which includes an outdated kitchen and traditional living and dining room. 

Upon sitting down with the Murphy family three design goals became clear for the project. The desire for a master suite, the desire to revisiting the layout of the common spaces an update the layout to an open floor plan, lastly the desire to connect home (place) to yard (site)



Orgat Residence

Demolished to its foundation walls, the Orgat Residence was an opportunity for JFF Design team to address key issues that had been overlooked in the first design and construction of the home. The design and completion of the home ran in two phases. The first phase addressed parking situation on a steeply sloped site, while the second phase dealt with the complete redesign of the home.
Nestled within the traditional neighborhood vernacular the design team paid close attention to any detail that could be pulled from the variations of heights and sight lines within the existing lot. A series of horizontal lines offset from the homes’ massing helped to blend the residence back  into the existing landscape. A standout feature of the home’s design is an observatory like space within the master bedroom. The space projects outward to engage a powerful view to the west, while providing shelter to the study’s roof deck below.
